Why use your own agent for new construction
The developer's sales team works for the developer. I work for you: comparing projects side by side, reading the fine print, and negotiating before you sign. In many projects the developer pays the buyer's broker; I'll confirm how it works for any building you're considering.
How I help
- Shortlisting projects that fit your budget, timeline and goals, whether you'll live there, rent it, or hold it
- Comparing floor plans, views, finishes, amenities and price per square foot
- Reviewing deposit schedules and where deposits are held
- Reviewing association budgets, estimated dues, and rental restrictions
- Checking the developer's track record and the expected completion timeline
- Coordinating the walk-through, punch list and closing when the building is done
Know your rights
Under Florida law, when you buy a new condominium unit directly from the developer, you generally have 15 days after signing the contract, or after receiving the required condominium documents, to cancel without penalty. I'll make sure you use that time to review everything.
Pre-construction for investors
Many buyers purchase pre-construction to hold, rent, or resell. We'll look at short-term rental rules, expected dues, insurance, and realistic rents before you commit a deposit.
